Many sellers are opting to get a “pre-inspection” done on their property. Why pay the money when the buyers themselves are sure to get an inspection of the property before the sale?

For starters, having a pre-inspection allows you to be more able to control the cost of potential repairs by bidding the jobs yourself. The last thing you want to do as a seller is to pay out of pocket expenses on last-minute repairs. Or worse, have to negotiate down your asking price to cover costs. Having receipts of repairs done by the proper contractors, shows you’ve taken a proactive approach to maintaining your property. This may ease a buyer’s mind when they go to get their inspection by knowing that any items that may be found in their inspection will be if anything, minor. Realize that most well-informed buyers are likely going to invest in a home inspection for their own peace of mind prior to buying a property.
In the end, that small upfront fee could save you a substantial amount on the back end. That being said, the only caveat to getting a pre-inspection maybe if you are selling a “fixer-upper” type property. With these properties, the buyer knows that they will need to have the home thoroughly inspected prior to the sale.
