May 2020 numbers are showing the effect of the COVID-19 Pandemic on the real estate market. The number of homes sold was down and we were expecting that. Remember, when we report sales, those numbers reflect what actually happened 30 -60 days prior. Let’s take a look at the real estate statistics for Ascension Parish and East Baton Rouge Parish.
Ascension Parish
The number of sales in May were down 37% from 2019 to 131 detached single-family homes sold. The good news is that the average sales price was up $10,000 to $270,117 and the number of days on the market was down to only 70 days from 83. There are currently 480 homes active on the market, with an average list price of $324,708. The bulk of those homes are four-bedroom homes.
East Baton Rouge Parish
Average sales prices in May 2020 rose $17,000 to $277,233. The average days on the market saw an uptick of 11 days to 74. COVID-19 showed up in the number of sales in East Baton Rouge as well. The number of homes sold was down by 34% to only 361 homes.
There are currently 1,483 homes active on the market in East Baton Rouge Parish, with an average sales price of $420,063.
