Studying the Baton Rouge real estate market statistics during the pandemic of June 2020 is a stats nerd’s dream! We could analyze these numbers all day long! There are so many variables to consider right now. It’s not a straight forward-thinking process. It’s exciting!
What has been extremely interesting is that even though we see big numbers in sales, average sales prices are actually down from June 2019. This will be interesting to watch. Are appraisers being a bit cautious and not allowing us to price ourselves even further out of the market?
We broke down the top three Parishes for you to see how the market looks different just 10-15 miles down the road.
Ascension Parish
As expected, the number of sales in June soared 36% from 2019 to 219 detached single-family homes sold.
Interestingly, the average sales price from last year was down $10,000 to $266,497. Even more interesting is that sellers retained 99.1% of their asking price with their home only being on the market for an average of 67 days. Out of the 284 houses that came on the market in June, 77% of those sold
There are currently 463 homes on the market, with an average list price of $328,646. Let’s put that into a clearer perspective. There is a 2.1 month supply of homes on the market in Ascension Parish. Seller’s Market anyone?
Thirty-eight of those active homes on the market are 5+ bedroom homes.
East Baton Rouge Parish
Average sales prices in June 2020 dipped a bit to $281,569. The average days on the market saw held steady at 66. Like Ascension Parish, the number of homes sold rose but only 9.3% to 528 single-family homes selling in June 2020.
There are currently 1,421 homes currently on the market in East Baton Rouge Parish, with an average sales price of $422,571. While the numbers aren’t as high as Ascension, don’t count East Baton Rouge Parish out. There is only a 2.7 month supply of homes currently available, with 615 of those at an average sales price of $272,072.
Livingston Parish
We were asked to break down Livingston Parish as well, so here you are.
Average sales prices in June 2020 dipped a bit to $208,070. The average days on the market saw held steady at 81 days. Like Ascension Parish, the number of homes sold soared 25% to 239 single-family homes selling in June 2020.
There are currently 492 homes currently on the market in Livingston Parish, with an average sales price of $272,843. Rivaling Ascension Parish, there is only a 2.1 month supply of homes currently available, with 255 of those at an average sales price of $235,996.
