We made it! The end of 2020 is here and we are excited for 2021. Greater Baton Rouge Real Estate has seen record-breaking sales and sales prices in 2020. Buyers were faced with low inventory and many sellers saw their homes receive multiple offers sometimes within hours of being on the market. We saw lots of people take the leap into homeownership, taking advantage of the still historically low-interest rates.
We broke down the top three Parishes for you to see how the market looks different just 10 miles down the road.
Ascension Parish
Only 111.54% of homes were sold this month! Let’s remember that this was December, a month that typically shows a slow down due to the holidays.
The average sales price for Detached Single Family homes in December 2020 was $268,371 compared to $258,927 in December 2019, and sellers retained 99.14% of their asking price. The number of days on the market held steady at 44 days. There were 156 homes listed with 174 homes selling. The seller’s market is healthy, to say the least!
There are currently 295 homes on the market, with an average list price of $363,455. Let’s put that into a clearer perspective. There is a 1.7 month supply of homes on the market in Ascension Parish.
East Baton Rouge Parish
December brought 123.45% of the homes sold compared to what was listed during the month.
The average sales price of detached single-family homes in December 2020 was $272,619 and sellers retained 97.88% of their asking price. The number of days on the market dropped a bit to 52 days. There were 388 homes listed in December 2020 with 479 sales!
There are currently 961 homes on the market, with an average list price of $459,312. Let’s put that into a clearer perspective. There is a 2.2 month supply of homes on the market in East Baton Rouge Parish. This activity keeps the Parish in a Seller’s Market!
400of those active homes on the market are four-bedroom homes with an average list price of $512,842. If you can work with a three-bedroom home, the average list price drops tremendously to $300,115.
Livingston Parish
Livingston Parish decided to blow it out for the end of 2020 with 161.43% of their homes selling! We double-checked that number numerous times and it is truly accurate!
The average sales price in December 2020 was $223,295 and sellers retained 99.04% of their asking price. The number of days on the market went down a bit to 41 days. There were 140 detached single-family homes listed in December 2020 with 226 home sales.
There are currently 309 detached single-family homes on the market, with an average list price of $286,443. Let’s put that into a clearer perspective. There is only a 1.5 month supply of homes on the market in Livingston Parish. We call that a strong Seller’s Market!
Each of these three Parishes saw a decline in Pending Sales for December. This is expected and not alarming. We anticipate things to pick back up mid February if not sooner. Check out our graph to see the number of homes going under contract on a daily basis in the Greater Baton Rouge area.
