It’s 2022! Happy New Year! Let’s take a few minutes to review the December 2021 real estate market.
The Greater Baton Rouge market continued to slow a bit when it came to new listings and pending sales. Interest rates remain low and homes in the lower to median price range continued to go under contract quickly because of the lack of inventory.
Inventory remains historically low in all three of the major parishes but Ascension shows out with only .5 month of supply. Talk about bidding wars for anything that comes on the market there!
As always, for you number lovers, we have broken down the top three parishes for December 2021 statistics. Enjoy!
Ascension Parish
December 2021 in Ascension Parish saw a median price of $275,000 for detached single-family homes. Out of the 166 homes closed in December 2021, they were on the market for a median of only THREE days and the list price to sales price ratio was 99.4%! There were 155 homes to go under contract , compared to 161 in December 2020 and 146 in November of 2021.
There are currently 102 homes on the market, with a median list price of $389,450. Let’s put that into a clearer perspective. There is less than a one-month supply of homes on the market in Ascension Parish. To be exact there is a .5 month supply! Talk about an inventory shortage!
East Baton Rouge Parish
December 2021 in East Baton Rouge Parish saw a median price of $255,000 for detached single-family homes. Out of the 549 homes closed in December 2021, they were only on the market for a median of SIX days and the list price to sales price ratio was 98.6%. There were 405 homes to go under contract compared to 360 in December of 2020 and 457 in November of 2021.
There are currently 598 homes on the market, with a median list price of $349,500. Let’s put that into a clearer perspective. There is a 1.2 month supply of homes on the market in East Baton Rouge Parish as the supply is creeping a bit lower again.
Livingston Parish
December 2021 in Livingston Parish saw a median sales price of $235,000 for detached single-family homes. Out of the 237 homes closed in December 2021, they were on the market for a median of only FOUR days and the list price to sales price ratio was 99.7%! There were 179 homes to go under contract compared to 146 in December 2020 and 190 in November of 2021.
There are currently 219 detached single-family homes on the market, with a median list price of $294,295 There is currently a 1 month supply of homes on the market in Livingston Parish.
