- Offer Price: We understand the price you had in mind for your home. Let’s evaluate the offer price and make sure it’s what you had in mind. We’ll also review the least amount you’re willing to sell your home for and compare it to the offer.
- Closing Date: Typically, in the Baton Rouge area, the closing takes 30-45 days after contract acceptance. However, if the buyer uses a mortgage, 30 days is the minimum required time. Buyers may ask for more time if they have a special loan program or need to sell their own property. However, if the buyer is paying cash, we can generally close the deal faster.
- Closing Cost Credits: If the buyer requests you to pay some of their closing costs, we’ll carefully analyze the offer and make sure you understand the net proceeds after paying for the credits.
- Home Warranty: The buyer may ask for a home warranty, which can cost anywhere from $500 to $1,000. This cost is paid by you at the closing table and comes out of your net proceeds.
- Personal Property: If the buyer asks for personal property to be included in the contract, such as furniture or appliances, we’ll carefully review the details and make sure you understand the implications.
- Contingencies: Any contingencies the buyer has placed on the contract, such as needing to sell their own home before they can close, will be evaluated.
- Additional Addendums: We’ll review the contract for any additional addendums to ensure you understand all the details before making a decision.
