Time of Year
In the Greater Baton Rouge area, real estate cycles with the school year. Especially in Livingston and Ascension Parishes where the schools are award-winning. The buyers are out and busiest in mid-February through July. August and September tend to be the slowest months in real estate in Baton Rouge. November and December see some activity for those looking to move during a holiday school break. Selling in the winter brings its own perks. There isn’t as much competition and the buyers that are out looking are serious buyers.
Current Neighborhood Competition
Even during the busiest time of the year, there are only so many buyers for each neighborhood. If you are on the market in a neighborhood where you are just like all the other homes, there is a chance that you won’t receive as many showings. Also, if there are plenty of other choices, this may result in a lower price. If your house is a completely updated home compared to the others, you may see the opposite and all the buyers come to you!
