Greater Baton Rouge Real Estate home buyers saw a few more properties hit the market in June 2021. That sparked a slight rise in pending contracts for the month as well. More than half of those properties went under contract toward the beginning of the month and we believe the slow down was a direct result of the beginning of well-deserved summer vacations.
Since we are reporting June numbers we wanted to do something a little different and report on the first half of the year compared to the first half of last year. You will find those findings below broken down by the three top parishes. Enjoy!
Ascension Parish
In the first half of 2021, there was an average of 100.4% of the homes that were listed go under contract compared to only 85% in the first half of June 2020. Now remember, in March of 2020 is when we were all home baking sourdough and trying to figure out what the next pivot point was going to be!
The median sales price for Detached Single Family homes in January – June 2021 was $269,000 compared to $249,000 in 2020. The median number of days on the market was only 4 days compared to 31 days in 2020!. What we found extremely interesting is that there were only 882 homes to close in the first half of 2020 compared to 1,210 in 20201.
There are currently 202 homes on the market, with a median list price of $346,445. Let’s put that into a clearer perspective. There is less than a 1 month supply of homes on the market in Ascension Parish.
As the moratorium has been placed for new construction, we will be watching Ascension very closely for the next nine – twelve months.
East Baton Rouge Parish
East Baton Rouge real estate saw 95.7% of the homes going under contract January – June 2021 compared to what was listed during those months. This is incredible compared to the 81.8% we saw in the first part of 2020.
The median sales price of detached single-family homes in January – June 2021 was $255,000. Quite an increase from the median of $231,265 in 2020. The median number of days on the market dipped tremendously to only 9 days from 33 days in 2020.
There are currently 721 homes on the market, with a median list price of $360,990. Let’s put that into a clearer perspective. There is a 1.3 month supply of homes on the market in East Baton Rouge Parish. The supply is about the same as last month. Still low but not creeping lower.
Livingston Parish
Livingston Parish saw 95.8% of their new listings go under contract in the first half of 2021 compared to 90.2% in 2020.
The median sales price in January – June 2021 was $220,000 up significantly from the $193,707 they saw in 2020. The median number of days on the market was only 4 days up from the 32 days they had in the first half of 2020.
There are currently 279 detached single-family homes on the market, with a median list price of $271,900. There is currently a 1.3 month supply of homes on the market in Livingston Parish.
Livingston Parish saw the greatest increase in median sales prices of the three parishes. We wonder if that will increase due to the moratorium in Ascension Parish. We will be watching!
