Here we are, in December of 2021, reviewing the November 2021 real estate market.
The Greater Baton Rouge market slowed a bit when it came to new listings and pending sales. We anticipate a slow down due to the holidays and that’s just what we saw. Interest rates are still low and homes in the lower to median price range will continue to go quickly because of the lack of inventory. Since the inventory is low, the average days on market dropped again and the median price per square foot rose slightly.
Ascension and Livingston parishes both saw a decrease in days on the market to only THREE. Low inventory is definitely fueling the buyer frenzy.
As always, for you number lovers, we have broken down the top three parishes for November 2021 statistics. Enjoy!
Ascension Parish
November 2021 in Ascension Parish saw a median price of $272,998 for detached single-family homes. Out of the 156 homes closed in November 2021, they were on the market for a median of only THREE days and the list price to sales price ratio was 99.8%! There were 137 homes to go under contract , the same as in November 2020 and 161 in October of 2021.
There are currently 127 homes on the market, with a median list price of $377,990. Let’s put that into a clearer perspective. There is less than a one-month supply of homes on the market in Ascension Parish.
East Baton Rouge Parish
November 2021 in East Baton Rouge Parish saw a median price of $255,000 for detached single-family homes. Out of the 467 homes closed in November 2021, they were only on the market for a median of SEVEN days and the list price to sales price ratio was 98.6%. There were 456 homes to go under contract compared to 374 in November of 2020 and 475 in October of 2021.
There are currently 671 homes on the market, with a median list price of $339,000. Let’s put that into a clearer perspective. There is a 1.3 month supply of homes on the market in East Baton Rouge Parish. The supply is creeping a bit lower again.
Livingston Parish
November 2021 in Livingston Parish saw a median sales price of $221,755 for detached single-family homes. Out of the 232 homes closed in November 2021, they were on the market for a median of only THREE days and the list price to sales price ratio was 99.5%! There were 211 homes to go under contract compared to 183 in November 2020 and 248 in October of 2021.
There are currently 225 detached single-family homes on the market, with a median list price of $294,295 There is currently a 1.1 month supply of homes on the market in Livingston Parish.
