Here we are, in November of 2021, reviewing the October 2021 real estate market.
The market is chugging right along with an uptick in new listings and pending sales. Looking toward the end of the year, we anticipate a slow down due to the holidays but nothing major that we should worry about. Interest rates are still low and homes in the lower to median price range will continue to go quickly because of the lack of inventory. The next couple of months will give us a chance to be with our families and recharge for 2022!
All three of the larger parishes saw a slight uptick in days on the market. The longest was 10 days so nothing to worry about there either.
As always, for you number lovers, we have broken down the top three parishes for October 2021 statistics. Enjoy!
Ascension Parish
October 2021 in Ascension Parish saw a median price of $280,000 for detached single-family homes. Out of the 165 homes closed in October 2021, they were on the market for a median of TEN days and the list price to sales price ratio was 99.9%! There were 160 homes to go under contract compared to 212 in October 2020 and 160 in September of 2021.
Ascension Parish was the only parish of the three larger parishes that had a rise in the median sales price.
There are currently 143 homes on the market, with a median list price of $370,000. Let’s put that into a clearer perspective. There is less than a one-month supply of homes on the market in Ascension Parish.
East Baton Rouge Parish
October 2021 in East Baton Rouge Parish saw a median price of $254,900 for detached single-family homes. Out of the 461 homes closed in October 2021, they were only on the market for a median of SEVEN days and the list price to sales price ratio was 98%. There were 523 homes to go under contract compared to 468 in October of 2020 and 434 in September of 2021.
There are currently 743 homes on the market, with a median list price of $346,990. Let’s put that into a clearer perspective. There is a 1.5 month supply of homes on the market in East Baton Rouge Parish. The supply is about the same as last month. Still low but not creeping lower.
Livingston Parish
October 2021 in Livingston Parish saw a median sales price of $223,930 for detached single-family homes. Out of the 224 homes closed in August 2021, they were on the market for a median of TEN days and the list price to sales price ratio was 98.7%! There were 246 homes to go under contract compared to 215 in October 2020 and 200 in September of 2021.
There are currently 254 detached single-family homes on the market, with a median list price of $284,900. There is currently a 1.3 month supply of homes on the market in Livingston Parish.
