Who’s ready for some fall weather?
Last month we told you that the numbers would be a little inflated for September because of the end of August closings that were pushed to September. The inflation was not as much as we anticipated! Things certainly did slow down for September closings.
Even though we have slowed down, we are still in a strong market and the sellers are still getting their way. If you are purchasing, you have to act quickly and come in with a strong offer off the bat. No room for lots of negotiations.
As always, for you number lovers, we have broken down the top three parishes for August 2021 statistics. Enjoy!
Ascension Parish
September 2021 in Ascension Parish saw a median price of $270,000 for detached single-family homes. Out of the 173 homes closed in September 2021, they were on the market for a median of SIX days and the list price to sales price ratio was 99.3%! There were 160 homes to go under contract compared to 220 in September of 2020 and 187 in August of 2021.
There are currently 137 homes on the market, with a median list price of $369,000. Let’s put that into a clearer perspective. There is less than a .9 month supply of homes on the market in Ascension Parish. You read that right, less than a one-month supply of homes!
East Baton Rouge Parish
September 2021 in East Baton Rouge Parish saw a median price of $256,000 for detached single-family homes. Out of the 455 homes closed in September 2021, they were only on the market for a median of SIX days and the list price to sales price ratio was 98.4%. There were 442 homes to go under contract compared to 511 in September of 2020 and 460 in August of 2021.
There are currently 702 homes on the market, with a median list price of $315,900. Let’s put that into a clearer perspective. There is a 1.5 month supply of homes on the market in East Baton Rouge Parish. The supply is about the same as last month. Still low but not creeping lower.
Livingston Parish
September 2021 in Livingston Parish saw a median sales price of $234,625 for detached single-family homes. Out of the 221 homes closed in September 2021, they were only on the market for a median of FIVE days and the list price to sales price ratio was 98.5%! There were 202 homes to go under contract compared to 254 in September of 2020 and 316 in August of 2021.
There are currently 285 detached single-family homes on the market, with a median list price of $266,900 There is currently a 1.4 month supply of homes on the market in Livingston Parish.
In September, Livingston Parish saw the greatest increase in median sales prices of the three parishes. A $10,000 increase!
