The home inspection typically occurs within 3-7 business days after the contract is accepted.
The buyer will arrange and confirm the inspection, typically on a weekday. It’s important to complete the inspection quickly, as the inspector may need 1-2 days to write the report. During the inspection, the buyer and their Realtor will be alone in the property with the inspector; sellers should not be present.
Single-family homes can take 3-4 hours, depending on size. It’s essential for the property to be prepared as it was for showings, with beds made, dishes put away, and pets out of the home.
After the home inspection, the inspector will write the report, which usually takes 1-2 days. The buyer’s Realtor will then ask for any credits or repairs requested by the buyer.
Once we receive the request, we will have 72 hours to respond to the buyer. We will help you review the request and craft a response. You can elect to take care of all of the requests, pick and choose certain ones to address, give closing assistance in lieu of repairs or refuse the request outright. The buyer will then have 72 hours to respond to our request. They can accept it or choose to walk away and get their deposit back. Sometimes the buyer’s agent will call with a counter offer and we can negotiate those requests verbally to save time and then put everything in writing.
If an agreement is reached, any agreed-upon repairs must be completed 5 days prior to closing. The buyer will need receipts showing that the required work was completed and paid in full before the walk-through, which typically occurs the day before closing.
