It’s time for the final walkthrough on your Prairieville home. You have negotiated a contract, gone through inspections, given the lender every detail of your life, and you can see the light at the end of the tunnel. Now, you may be asking yourself what to look for in your final walkthrough.
When Does The Final Walkthrough Take Place?
The Louisiana sales contract allows for a final walkthrough to take place within five days prior to the act of sale or occupancy (if early occupancy is taking place.) Most real estate agents like to do the walkthrough right before closing. Depending on your schedule, it may be the night before or even the day of closing. The reason for doing the walkthrough right before closing is so that there are no surprises in the property after you have signed all the documents and the house is now yours.
What Do You Look For During Your Final Walkthrough?
As per the Louisiana sales contract, the final walkthrough is conducted in order to determine if the property is in the same or better condition as it was at the initial inspection(s) and to insure all agreed-upon repairs have been completed.
You will meet your real estate agent at the property and they will walk through with you checking things like:
- Plumbing – running sinks looking for leaks, making sure water heater is working, flushing toilets, etc.
- Mechanical – HVAC, stove, oven, microwave, disposal, etc.
The purpose of this is to make sure things are still in working order since the house was inspected.
You and your agent will also go through the list of repairs that you requested (if any), making sure that they were satisfactorily completed. You will probably have copies of receipts if the homeowner hired someone to complete the repairs. These are great for your records and during the final walkthrough, you can lay eyes on the repairs.
During the final walk, you will also check to make sure that any agreed-upon appliances or items to remain are still in the property.
Most final walk-throughs are successful and a happy event to increase your excitement just a bit more if that’s possible. If you have a walkthrough that isn’t 100% successful, do not fret. Your agent will get in touch with the other agent and the issues will be worked out before you close.
