Once a contract has been submitted, start deciding who you want to use for your home inspection. The home inspection will need to be scheduled ASAP.
Ideally, the inspection should occur within the next 2-3 days; however, inspectors may be booked out up to a week or more in advance during the busy summer months. It’s important that the home inspection occur quickly as it often takes the inspector about 24 hours to write the report after the inspection. Once the report is written, we will need some time to review the report and ask the seller for any credits or repairs before the due diligence period ends, which is typically ten days in Louisiana.
The home inspection will take approximately 2-3 hours for a single-family home. (depending on the inspector) We will be present with the inspector the entire time. It’s our recommendation that you come during the last 30 minutes of the inspection. This will save you time off work and allow the inspector to focus on the inspection without interruptions. When you arrive, the inspector will be almost finished and will then have some time to talk to you about what they have notated and walk you around to point out any concerns. Inspectors usually only work Monday through Friday and do not work evenings or weekends.
Once you choose your inspector, let us know who that is and give us a couple of preferred dates/times, and we will make the appointment for you, making certain that we will be available to open the house and sit with the inspector the entire time.

Once the home inspection is scheduled, we will also make an appointment with the seller and let you know. The inspector will reach out to you to arrange for payment either beforehand or once the inspection is complete.
