Closing day is here! Whoo hoo!
I will meet you at the title company, and we will join the purchaser, their agent, and possibly even their lender. You know we like to make everything a party here in Louisiana! The buyers will sign their loan documents, the settlement statement, and the act of sale. You will sign the settlement statement and the act of sale. Sometimes, the title company will have the buyers come about 30 minutes ahead of time so that they can complete their loan docs ahead of time.
After all the documents are signed, the staff at the title company will send them over to the lender with a request to release the funds. Once that happens, they will come back into the room with copies of your documents and, most importantly, your check. The real reason you are excited for Closing Day!
If you had a balance on your mortgage, the title company will have held out the balance from your proceeds and will arrange to have the balance paid off and the mortgage canceled.
While we wait on your docs and check, you can now give the buyers the keys and garage door openers and tell them anything else you want to share about the house.
We ask that you allow for an hour for all the festivities of closing day. Depending on the buyer’s loan package length, it may be even quicker!
And just like that…You are done!
